General

Part IA-27 is an IAS part at 851 Grand Concourse, Room 622. Justice Semaj handles a general civil caseload. All appearances are time-certain, meaning counsel must appear at the exact time designated on the court notice. Appearances are in person unless counsel makes a specific request for a virtual appearance and the court approves it, in which case the Part Clerk sends the Microsoft Teams link.

Communication

All communication with the court must be via email or otherwise in writing. Include all parties on any correspondence to the court. Do not call chambers to discuss substantive issues.

Conferences

Preliminary conference and compliance conference order forms must be emailed to the part at least one week before the scheduled conference. If the parties do not send the form in time, they must appear in person. Every stipulated date must be a date certain rather than an open-ended date.

Motion Papers

The part does not require working copies or courtesy copies of motion papers.

Residential Foreclosures

Justice Semaj publishes a separate set of Residential Foreclosures Part Rules. Foreclosure correspondence goes to the Part Clerk at BxSupCiv-IA27@nycourts.gov and to BXFORECLOSURECONFERENCES@nycourts.gov. Read the foreclosure rules separately. They are not the same document as the general part rules.

Adjournments. A Conflict Inside the Published Rules

The published Part IA-27 rules state the adjournment deadline two different ways. The GENERAL section says an adjournment application must be emailed at least one week in advance. The COMMUNICATION section says at least two days prior. We are reporting both because the rules themselves do not reconcile them. The safe course is to email the application a full week ahead and to confirm receipt with the Part Clerk.

What to Expect

Justice Semaj runs a structured courtroom with time-certain appearances. Unlike many Bronx parts where the calendar is called and attorneys wait, Part IA-27 gives you a specific appearance time. Be punctual. The court expects written communication and will not entertain informal phone calls to chambers.

Tips

  • Time-certain means time-certain. Your appearance time is exact. Arrive on time. Late arrivals may find the matter marked off or adjourned without you.
  • Put everything in writing. All communication with the Part must be in writing, whether by email or NYSCEF filing. Include all parties on any correspondence. The court will not entertain ex parte phone calls.
  • Send the conference order form a week out. A preliminary or compliance conference order form emailed at least one week ahead avoids the appearance. Miss the window and the parties appear in person.
  • Give the court a date certain. The part rejects open-ended dates in a stipulation, so bring the actual dates you can meet.
  • Do not carry courtesy copies. The part does not require working copies of motion papers.

  • Per diem coverage is accepted. For routine conferences, brief your covering attorney on the case and confirm that the attorney arrives at the exact time designated.
